The Master Plan
Panama Pacifico is the place where an entirely new, world class,
city district is being created on 2,750 acres of tropical paradise
overlooking the Pacific Ocean and the Panama Canal. And the project
has begun!
The master plan concept is that of a new city, adjacent to the
thriving metropolis of Panama City. This new project will include
all the land uses you would expect to find in a city, including
residential, retail, commercial and corporate enterprise, leisure,
recreational, community and educational land uses, with improved
connecting transportation corridors to the Pan-American Highway and
Panama City.
The master plan concept includes the following land uses:
Commercial, Corporate and Industrial Uses
The redevelopment of Panama Pacifico
was driven in large part by the need in Panama to create new jobs
and a new economic center in the Republic of Panama. Current
estimates indicate that the project will create up to 40,000 new
jobs over the 40-year life of the project. The master plan includes
all facets of commercial use, including office, industial, flex,
high tech manufacturing, logistics, technology, call centers, and
warehousing. The land use design here is flexible, meaning that we
can design, sell, lease and provide whatever type of campus,
building or office your company needs!
Commercial enterprise will benefit from the increased tax,
immigration and labor incentives designed specifically for this
project, in addition to enjoying a one-stop interface with the
on-site government agency to expedite permits and approvals for new
businesses.
Because this site was a former U.S. Air Force base, all project
infrastructure is already in place for the first phase of
development, and ready for immediate construction. The site has
direct access to the Pan-American highway which provides access
directly to Panama City, Central America, Mexico and the United
States and Canada.
The first phase of the project, beginning construction in late
2008, includes the new 58-acre International
Business Park for industrial, flex, and office uses.
Airport
The existing airport buildings
will be upgraded to create a first class center for charter and
executive air travel, with the development of associated
aviation-related uses. Other potential uses may include an air
freight handling facility, as well as aircraft maintenance and
repair facilities for commercial fleets. Public use of the airfield
is not envisioned for commercial travel.
Shopping and Dining
Access to nearby
amenities is important in a city environment. At Panama Pacifico,
everything you need will be right here - we call that a ´holistic
solution´. A new Town Center or town square concept will be
designed this year. This area will include attractive dining and
shopping options, and easy access to all of life's little
necessities such as your favorite coffee shop, dry cleaning, a
grocery, banking, and other related retail stores. This downtown
area will be nicely landscaped, with shops on the ground floor, and
apartments or offices on the floors above. A beautiful park area
will also be designed in the town center for visitors to enjoy an
outdoor lunch or stroll. At some point in the future, a big box
shopping center may be built and located with easy access to the
Pan-American highway.
Hotels
Convenience is a major element of the vision for Panama
Pacifico, and that includes wonderful places to stay for everyone
who comes here. A major convention type hotel is planned with all
the amenities needed for business travel, business meetings and the
latest in technology. A luxury-brand hotel, spa and resort is also
part of the plan, including resort-style villas. Hotel guests will
have full access to all recreational facilities at Panama Pacifico.
These will include walking paths, hiking trails, the golf course,
beach access and sports facilities.
Recreation
A championship quality golf course
complex, club house and country club are planned, so that
convention attendees, business travelers, tourists and residents
may enjoy the convenience of this type of recreation in their own
backyard. Our hotel facilities will feature swimming pools, luxury
spa services, access to the nearby beach, and fitness and gym
facilities. Other onsite recreational amenities include: a
gymnasium, a 1200 seat theater, a bowling alley, basketball courts,
tennis courts, an Olympic size swimming pool, and numerous outdoor
sports facilities.
Residential
A wide range of residential homes
is planned, including large detached luxury villas with private
landscaped gardens, mid-rise condominiums and apartments, homes for
the families and individuals that work onsite, and the possibility
of resort-style, managed weekend and vacation homes.
Schools
At Panama Pacifico, it is our goal to provide high quality
education options for our residents and the community at large. The
long term vision includes a number of schools to serve our
population for daycare, early education, primary and secondary
education needs onsite. The Panama Technology University
(Universidad Tecnológica de Panama) is already onsite. L&R is
currently in discussions with a number of schools interested in
opening new facilities. Those announcements will be made here, as
